Letting
Viewings, a written lease that sets out rent, term, deposit and responsibilities, and a signed hand-over record with meter readings.
Hortus Avium SIA rents out and manages property in Riga. Every lease is in writing, deposits go only to the company's own bank account, and repairs are handled without chasing.
The company lets property it owns or holds on lease and runs it day to day. It is the landlord or the managing lessor, not an agent: there is no commission or intermediary fee.
Viewings, a written lease that sets out rent, term, deposit and responsibilities, and a signed hand-over record with meter readings.
Repairs and maintenance requests are handled by email or phone, logged, and answered with a date for the work.
Monthly invoices list rent and charges separately. Utility charges are based on meter readings or the building manager's bills.
You see the premises in person before anything is paid. No fee is charged for a viewing.
A written agreement, as Latvian law requires for residential tenancies. Take it away and read it before signing.
Paid by bank transfer to the company's account only, against an invoice in the company's name.
Keys, a signed condition record with photos, and meter readings. The same record is used again when you move out.
Use it for any rental, ours or another landlord's. It shows the cash you need on day one and how much of your income the monthly costs will take.

If you see a listing in our name that does any of this, do not pay. Report it to the State Police and tell us at reply@hortusaviumsia.com.
Anyone can check who owns a property in the Land Register at zemesgramata.lv. Ask the landlord to show its right to let the premises.
Riga residents on a low income may qualify for housing benefit from the municipality. Ask your local social service before you take on a lease you cannot sustain.
Questions about your rights as a tenant are best answered by a lawyer. We cannot advise you on a dispute with us.
